AIA - Client Information Requirements

The client information requirement (AIA) forms a precise description of the client's information needs in accordance with the guidelines of ISO 19650. Business, commercial and technical aspects of project information creation as well as information standards are taken into account. The AIA forms the basis for the BIM Execution Plan (BAP) and includes BIM requirements, processes, performance profiles, standards to be adhered to and BIM applications in order to achieve the client's goals in the area of Building Information Modeling (BIM).

Clients must clearly define their information requirements for projects and properties. This requires effective communication with other organizations to ensure a shared understanding. The AIA includes the definition of goals, applications, required services and data. Project participants who themselves act as contractors and place demands on subcontractors are also considered clients within the meaning of this definition.

The AIA offers a structured approach to achieving BIM goals. It specifies exactly which data is required and in what level of detail and format. This information includes not only geometric dimensions, but also relevant building or component attributes such as properties of building materials. Based on this data, clients make the necessary decisions, specifying times, delivery routes, levels of detail, structures and formats for data delivery.

There are currently no uniform templates for AIAs. Depending on the role in the project, the client either creates the AIA himself or receives it from the contractor. This process illustrates the importance of the AIA as a tool for the successful implementation of BIM in construction projects.
