Specialist models

A digital building model consists of various sub-models created by different specialist planners. These sub-models, also known as specialist models, represent specific aspects of the building or project. Due to different requirements in the specialist disciplines, different software solutions are usually used. Multiple models can arise both between the specialist models of different disciplines and within a discipline. For example, an architect could create different models for the shell and the fit-out, while infrastructure models can include routing, earthworks models or road construction models. In addition to the specialist models of the disciplines involved in construction, there are also requirement models from the client such as environmental, property, space requirement or inventory models. Models of the city and surroundings can include urban environmental models, property or terrain models.

The integration of these technical models in a BIM model enables project participants to collaborate more effectively, identify and resolve conflicts, and provide a comprehensive and consistent representation of the entire construction project. Architects, engineers, and contractors can create their specific technical models and then combine them in an integrated BIM model to make the planning, execution, and management of the construction project more efficient.
